Walking distance, clean, RIGHT at the beach, VERY affordable (under $100.00/night I believe!). Contact CARRIE directly. See contact info below. Howard Johnson’s always offers a KITE PARTY rate, which may or may not save you much over internet booking, but will keep the owner, Sonia, from paying commission, and she’s a really nice lady.

SLEEPER ALERT! Two  years ago Rob from New Tech stayed at a Motel 6 in Costa Mesa, but it’s actually the same distance or closer to the beach here than the Howard Johnson’s even and was very cheap. It was recently re-modeled, and he said it was great. The address is: 2274 Newport Blvd, Costa Mesa, CA.  The location on Newport Blvd. is only about a mile from PCH, then 3-4 miles from there to the pier!
